TM44 Inspection of Air Conditioning Systems

In accordance with the guidance in TM44, Air Conditioning Inspections are legally required to be carried out every 5 years for cooling systems that provide occupant comfort and have a cooling capacity of greater than 12kW.

To put this into context, a typical office of only 10m by 15m is likely to need cooling of this level, so it applies to most cooled spaces.  Although a statutory requirement, inspections provide opportunities for saving energy and money through improved control and operation of systems. 

The surveys also check compliance with legal requirements for refrigerant leak testing and phase-out.

Under ESOS, all large businesses (250 employees or turnover in excess of €50 million and a balance sheet in excess of €43 million) are required to undertake comprehensive assessments of energy use and energy efficiency opportunities at least once every four years.

TM44 air conditioning inspections must be carried out accredited personnel and HBI staff are accredited Low Carbon Consultants through CIBSE.
